Northcote Western Limited is pleased to bring forward plans for a development at the site of the existing building of St Stephen's Hall at 3-5 Gayford Road. The existing building is vacant, having been unused for its original purposes for some time. It has suffered considerably from lack of investment and is not considered fit for purpose. The emerging proposals would create enhanced new building and contribute positively to the appearance of the area.

The redevelopment will bring forward seven high-quality homes in a good mix of 1-, 2- and 3-beds for Hammersmith and Fulham. Alongside the creation of high-quality homes, the proposed scheme would deliver a new welcoming nursery at ground and basement floors.

The proposals would also provide enhanced amenity space, in terrace, balconies and also improvements to the front gardens.

These proposals aspire to greatly improve the existing condition of the site, contribute to the Borough’s supply of high-quality new homes and to the appearance of the street.

Site Location

The site is located at St Stephen's Hall, 3-5 Gayford Road in the London Borough of Hammersmith and Fulham.

Providing 7 high-quality homes at Gayford Road

Our proposals will deliver 7 high-quality homes for Hammersmith and Fulham, with a good mix of 1, 2 and 3-bedroom properties to meet local demand.

Enhanced building and amenity spaces

The proposals for 3-5 Gayford Road will deliver enhanced amenity spaces, including private terraces, balconies, a landscaped courtyard and improvements to the front gardens. A total of 103 sqm of external amenity space will be created.

The proposals aim to create a more active frontage for Wendell Mews and strengthen the appearance of the street.

Providing a new nursery to support local demand

At the ground and basement floors, our proposals will create space for a new children’s nursery.

Northcote Western Limited has undertaken extensive due diligence in the local area and there is a need for further nursery spaces. We have established that there is only 1 nursery place for every 9.9 children, which equates to only 9.9% of the 0–4-year-old population, showing a significant requirement for appropriate spaces.

Helping to meet local demand, the new nursery will also benefit from access to high quality external play space in the courtyard. The nursery entrance will be made off Gayford Road.

Design Development

Following pre-application meetings with Hammersmith & Fulham Council, our proposals have evolved to ensure they reflect the needs and characteristics of the local area. The design approach has thoroughly considered the height, scale and appearance of neighbouring buildings. This includes:

- Building heights and front elevation were considered to reflect neighbooring buildings' height.

- A fourth floor roof extension, set back from the front, will not be visible from street level.

- The scheme evolved to reintroduce landscaped front gardens and complete street pattern.

-Redesign of the building layout to provide safe and secure nursery access.

-Revised ground floor layout to ensure appropriate cycle storage and carefully considered waste management.
